What the law expects of landlords.

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 set clear duties. We keep you the right side of all of them, with reminders before anything is due.

  • EICR every five years. A satisfactory report for each tenancy, with a copy to tenants and, on request, the council.
  • Remedials within 28 days. Any C1, C2 or FI item corrected in the required timeframe, with written confirmation.
  • Smoke and CO alarms. A smoke alarm on every storey and a CO alarm by each fixed combustion appliance, tested at tenancy start.
  • Appliance safety. PAT testing of landlord-supplied appliances in furnished lets and HMOs, with an asset register.

How often does a rented property need an EICR?

At least every five years, or sooner if the report specifies. A new report is also expected at change of tenancy if the existing one is near expiry.

What happens if my EICR is unsatisfactory?

The regulations require remedial work to be completed within 28 days (or sooner if stated). We provide an itemised quote and can carry out the work in-house, then issue written confirmation.
